The proposed site access will take the form of a simple priority T-junction with 6.0m entry and exit radii, a 5.5m carriageway and a 2.0m footway on both sides of the carriageway, in line with Leicestershire CC’s residential design guidance.

The visibility splays shown are 2.4m x 120m in both directions, which are deemed appropriate for the expected speed of traffic along Hill Lane; as part of the site access arrangements, it is proposed that the existing 40mph speed limit is extended to the south of the development site, to be delivered via a Traffic Regulation Order (TRO) in due course.

The development access will connect to existing footway provision to both the north and south of the site, with a new 2.0m wide footway provided along the eastern edge of Hill Lane, connecting to the existing provision on Ashby Road to the north of the site, and the PRoW to the south of the site (via the car park); this utilises both highway land and land in the ownership of the applicant and will not only benefit residents of the proposed development, but also existing residents of Markfield who have been observed walking within the carriageway along Hill Lane during site visits (to access the PRoW).  The junction of Hill Lane with Ashby Road will be amended accordingly to deliver the 2.0m width all the way from the site to Ashby Road, with a minor narrowing of the existing wide bellmouth.
