Design Principles
- The site layout is generated from the site opportunities and constraints whilst also considering the context and how the proposed site layout sits within the urban fabric of Markfield and the wider context.
- The site will be accessed off Hill Lane, which can be utilised to serve the proposed residential development.
- In line with national and local government guidance and policy, considerable importance has been placed on achieving a high level of design throughout the site.
- The application of urban design principles will ensure a good-quality design is achieved whilst the recognition of the constraints and opportunities will ensure that the development is thoughtfully assimilated on the site and into the adjacent urban fabric and landscape.
- The site follows a logical street hierarchy with lower densities at the site entrance closer to the countryside, with an increasing density further within the site.
- The sites retains, wherever feasible, the existing hedgerow and tree lines, aiming to retain all high-value trees and making these a focal point in the public realm.
- Existing trees & foliage will enhance the appearance of the scheme and will be significantly enhanced through additional woodland planting and green corridors in line with the National Forest design principles.
- An equipped children’s play space is proposed centrally within the site and an attenuation basin provides an attractive natural features which will be designed to enhance biodiversity.
- Considering site context, the layout ensure dwellings back onto existing properties to the north and east boundaries whilst ensuring the existing public realm is well overlooked within the site.
- Hill lane will be fronted by dwellings to create natural surveillance which also creates a strong building line and sense of place.
- A footpath is proposed along the entire Hill Lane frontage of the site so residents no longer need to walk in the road when accessing the Nature Reserve from Ashby Road,
