SITE APPRAISALS & FEASABILITY
We are skilled at assessing the development potential of land and/or buildings and devising strategies to realise that potential. We can provide you with written feedback assessing the potential development in the context of the relevant local and national planning policies with clear advice on risks, opportunities and next steps.

PLANNING
Sometimes the only way to realise the development potential of land is through its allocation in a local plan. To achieve this, we can advise on a suitable strategy, often a combination of promotional work and written and oral representations. We are able to assemble appropriate teams to facilitate this process where necessary.

PLANNINg applications
A collective experience of 40 years on both sides of the decision making fence, means that we know how to navigate our way through the multitude of application types and processes. We understand the challenges that local authorities face and are skilled at finding solutions to enable positive outcomes for our clients. We submit all types of applications which include: pre application enquiries, full/outline planning applications, certificates, discharge of conditions, prior approvals and listed building consents.

APPeals
Sometimes applications are refused or Enforcement Notices are served. In the right circumstances an appeal will be the recommended course of action. This can be through the written procedure, hearings or public inquiries. We’re happy to review a refusal or Enforcement Notice to determine whether an appeal is the best way forward and, if it is, we’ll suggest the method of appeal and let you know whether additional technical support is required. Our work includes the written statement, management of appeal processes, attendance at hearings and inquiries. We’ll also tell you whether there are grounds for an award of costs and will make that application should we deem it reasonable.
PROJECT MANAGEMENT
The planning system has never been so complex. Most applications and land promotion requires the input of technical consultants, which can include access/highways, ecology, biodiversity net gain, drainage, heritage, and many other disciplines. We have excellent professional relationships with consultants across England and Wales and are skilled at pulling in and managing the right team to assist your project. Equally we are adept at slotting into your own project team where you have one in place.
PLANNING ENFORCEMENT
We understand the anxiety associated with planning enforcement. It is important to know that taking enforcement action is discretionary. Not all alleged unauthorised works/development turn out to require planning permission. We can help ease your anxieties during this difficult time through negotiation with the local authority and recommend a course of action.
